Here’s how west-end 91Ô´´’s housing market performed by neighbourhood in April 2024, according to the 91Ô´´ Regional Real Estate Board:
Bloor West and The Junction home prices averaged $1.29 million, up 8.8 per cent from March 2024 but down 5.8 per cent compared to April 2023.
West Lakeshore home prices averaged $1.23 million, up 6.8 per cent from March 2024 and up 2.6 per cent compared to April 2023.
York Centre home prices averaged $990,750, down 5.6 per cent from March 2024 and down 3.5 per cent compared to April 2023.
Those home sale prices compare to an average of $1.15 million for the City of 91Ô´´ and $1.16 million for the Greater 91Ô´´ Area.
Bloor West and The Junction
There were 77 home sales in April 2024 after an average of 14 days on the market and 134 active listings at the end of the month. Sales were up 37.5 per cent and active listings were up 55.8 per cent compared to April 2023.
Detached houses (↗) averaged $1.87 million, up 10.2 per cent or $173,532 month-over-month and up 6.3 per cent or $110,968 year-over-year. There were 19 detached house sales after an average of nine days on the market and 34 active listings at the end of the month.
Semi-detached houses (↗) averaged $1.38 million, up 3.5 per cent or $46,679 month-over-month and up 7.6 per cent or $96,927 year-over-year. There were 20 semi-detached house sales after an average of 11 days on the market and 18 active listings at the end of the month.
Attached houses (↗) averaged $1.32 million, up 10.3 per cent or $122,906 month-over-month but down 22.6 per cent or $384,969 year-over-year. There were 13 attached house sales after an average of nine days on the market and 11 active listings at the end of the month.
Townhouse-style condos (↘) averaged $861,414, down 16.7 per cent or $172,443 month-over-month and down 22.7 per cent or $253,308 year-over-year. There were seven townhouse-style condo sales after an average of 13 days on the market and 11 active listings at the end of the month.
Apartment-style condos (↗) averaged $716,618, up 11.9 per cent or $76,434 month-over-month but down 12 per cent or $98,082 year-over-year. There were 17 apartment-style condo sales after an average of 26 days on the market and 60 active listings at the end of the month.
Compared to April 2014, the average sale price for all houses and condos in Bloor West and The Junction has increased 77.6 per cent, including a $851,290 gain for detached houses, a $727,715 gain for semi-detached houses, a $734,031 gain for attached houses, a $408,303 gain for townhouse-style condos and a $299,350 gain for apartment-style condos.
West Lakeshore
There were 41 home sales in April 2024 after an average of 17 days on the market and 136 active listings at the end of the month. Sales were down 29.3 per cent and active listings were up 86.3 per cent compared to April 2023.
Detached houses (↘) averaged $1.91 million, down 15.8 per cent or $358,655 month-over-month and down 10.7 per cent or $228,455 year-over-year. There were 11 detached house sales after an average of 11 days on the market and 16 active listings at the end of the month.
Semi-detached houses (↘) averaged $1.49 million, down 0.1 per cent or $1,413 month-over-month but up 7.7 per cent or $106,833 year-over-year. There were six semi-detached house sales after an average of 18 days on the market and nine active listings at the end of the month.
Attached houses (↘) averaged $1.1 million, down 36.9 per cent or $646,111 month-over-month and down 24.2 per cent or $352,500 year-over-year. There were two attached house sales after an average of 26 days on the market and two active listings at the end of the month.
Townhouse-style condos (↘) averaged $834,500, down 27.6 per cent or $317,475 month-over-month and down 17.6 per cent or $178,000 year-over-year. There were four townhouse-style condo sales after an average of 29 days on the market and seven active listings at the end of the month.
Apartment-style condos (↗) averaged $826,450, up 5 per cent or $39,677 month-over-month but down 3.6 per cent or $31,251 year-over-year. There were 18 apartment-style condo sales after an average of 16 days on the market and 102 active listings at the end of the month.
Compared to April 2014, the average sale price for all houses and condos in West Lakeshore has increased 71.7 per cent, including a $810,123 gain for detached houses, a $643,083 gain for semi-detached houses, a $307,592 gain for attached houses, a $352,487 gain for townhouse-style condos and a $385,146 gain for apartment-style condos.
York Centre
There were 52 home sales in April 2024 after an average of 19 days on the market and 125 active listings at the end of the month. Sales were down 1.9 per cent and active listings were up 66.7 per cent compared to April 2023.
Detached houses (↘) averaged $1.06 million, down 11.8 per cent or $141,772 month-over-month and down 0.9 per cent or $9,685 year-over-year. There were 30 detached house sales after an average of 14 days on the market and 64 active listings at the end of the month.
Semi-detached houses (↗) averaged $1.09 million, up 6.5 per cent or $66,786 month-over-month but down 0.1 per cent or $1,524 year-over-year. There were 14 semi-detached house sales after an average of 22 days on the market and 23 active listings at the end of the month.
Townhouse-style condos (↘) averaged $700,000, down 30 per cent or $299,999 month-over-month and down 8.5 per cent or $65,000 year-over-year. There was one townhouse-style condo sale after six days on the market and six active listings at the end of the month.
Apartment-style condos (↘) averaged $529,143, down 12.9 per cent or $78,190 month-over-month and down 19.1 per cent or $125,157 year-over-year. There were seven apartment-style condo sales after an average of 32 days on the market and 30 active listings at the end of the month.
Compared to April 2014, the average sale price for all houses and condos in York Centre has increased 99.1 per cent, including a $524,190 gain for detached houses, a $564,813 gain for semi-detached houses and a $221,313 gain for apartment-style condos.
