Birchcliffe-Cliffside and Oakridge home prices averaged $1.08 million, up 13.9 per cent from March 2024 but down 6 per cent compared to April 2023.
Malvern and Rouge home prices averaged $837,851, up 5 per cent from March 2024 and up 0.5 per cent compared to April 2023.
Milliken, Agincourt and Malvern West home prices averaged $814,303, down 3 per cent from March 2024 and down 7.1 per cent compared to April 2023.
Scarborough Centre home prices averaged $861,416, up 2.9 per cent from March 2024 but down 2.1 per cent compared to April 2023.
Scarborough Lakeshore East home prices averaged $1.03 million, down 2 per cent from March 2024 and down 2.4 per cent compared to April 2023.
Scarborough Lakeshore West home prices averaged $939,901, up 9 per cent from March 2024 but down 3.1 per cent compared to April 2023.
Scarborough Northwest home prices averaged $895,767, down 7.4 per cent from March 2024 and down 5.9 per cent compared to April 2023.
Scarborough Southwest home prices averaged $907,578, down 3.1 per cent from March 2024 but up 0.3 per cent compared to April 2023.
Those home sale prices compare to an average of $1.15 million for the City of 91Ô´´ and $1.16 million for the Greater 91Ô´´ Area.
Birchcliffe-Cliffside and Oakridge
There were 31 home sales in April 2024 after an average of 14 days on the market and 55 active listings at the end of the month. Sales were up 10.7 per cent and active listings were up 10 per cent compared to April 2023.
Detached houses (↗) averaged $1.21 million, up 4.8 per cent or $55,670 month-over-month but down 8.3 per cent or $108,668 year-over-year. There were 19 detached house sales after an average of 11 days on the market and 26 active listings at the end of the month.
Semi-detached houses (↗) averaged $1.18 million, up 13.1 per cent or $137,000 month-over-month and up 42.7 per cent or $352,833 year-over-year. There were four semi-detached house sales after an average of six days on the market and four active listings at the end of the month.
Apartment-style condos (↗) averaged $715,863, up 6.8 per cent or $45,863 month-over-month and up 21 per cent or $124,363 year-over-year. There were eight apartment-style condo sales after an average of 25 days on the market and 24 active listings at the end of the month.
Compared to April 2014, the average sale price for all houses and condos in Birchcliffe-Cliffside and Oakridge has increased 97.5 per cent, including a $625,978 gain for detached houses, a $672,600 gain for semi-detached houses and a $405,613 gain for apartment-style condos.
Malvern and Rouge
There were 47 home sales in April 2024 after an average of 19 days on the market and 83 active listings at the end of the month. Sales were up 6.8 per cent and active listings were up 53.7 per cent compared to April 2023.
Detached houses (↘) averaged $1.11 million, down 11.6 per cent or $146,694 month-over-month and down 6.7 per cent or $79,775 year-over-year. There were 15 detached house sales after an average of 10 days on the market and 22 active listings at the end of the month.
Semi-detached houses (↗) averaged $927,600, up 2.7 per cent or $24,540 month-over-month but down 7.5 per cent or $74,900 year-over-year. There were five semi-detached house sales after an average of 15 days on the market and one active listing at the end of the month.
Attached houses (↘) averaged $864,167, down 4.7 per cent or $42,340 month-over-month and down 4.5 per cent or $41,083 year-over-year. There were six attached house sales after an average of 21 days on the market and three active listings at the end of the month.
Townhouse-style condos (↗) averaged $693,150, up 4.7 per cent or $31,037 month-over-month and up 8.8 per cent or $55,950 year-over-year. There were 10 townhouse-style condo sales after an average of 25 days on the market and 24 active listings at the end of the month.
Apartment-style condos (↗) averaged $536,955, up 2.4 per cent or $12,582 month-over-month but down 3.2 per cent or $17,857 year-over-year. There were 11 apartment-style condo sales after an average of 25 days on the market and 32 active listings at the end of the month.
Compared to April 2014, the average sale price for all houses and condos in Malvern and Rouge has increased 144.9 per cent, including a $612,470 gain for detached houses, a $506,376 gain for semi-detached houses, a $497,375 gain for attached houses, a $412,612 gain for townhouse-style condos and a $364,977 gain for apartment-style condos.
Milliken, Agincourt and Malvern West
There were 56 home sales in April 2024 after an average of 20 days on the market and 123 active listings at the end of the month. Sales were down 25.3 per cent and active listings were up 112.1 per cent compared to April 2023.
Detached houses (↗) averaged $1.28 million, up 4.8 per cent or $58,130 month-over-month but down 5.7 per cent or $77,071 year-over-year. There were 11 detached house sales after an average of seven days on the market and 35 active listings at the end of the month.
Semi-detached houses (↘) averaged $1.09 million, down 0.5 per cent or $5,975 month-over-month and down 2.3 per cent or $25,525 year-over-year. There were four semi-detached house sales after an average of 11 days on the market and one active listing at the end of the month.
Attached houses (↗) averaged $920,000. There was one attached house sale after 22 days on the market and no active listings at the end of the month.
Townhouse-style condos (↗) averaged $879,913, up 3.7 per cent or $31,313 month-over-month and up 3.2 per cent or $27,413 year-over-year. There were seven townhouse-style condo sales after an average of 22 days on the market and 12 active listings at the end of the month.
Apartment-style condos (↘) averaged $579,860, down 3.2 per cent or $19,011 month-over-month and down 1.8 per cent or $10,718 year-over-year. There were 31 apartment-style condo sales after an average of 27 days on the market and 72 active listings at the end of the month.
Compared to April 2014, the average sale price for all houses and condos in Milliken, Agincourt and Malvern West has increased 82.5 per cent, including a $611,068 gain for detached houses, a $533,020 gain for semi-detached houses, a $394,822 gain for attached houses, a $503,713 gain for townhouse-style condos and a $329,670 gain for apartment-style condos.
Scarborough Centre
There were 61 home sales in April 2024 after an average of 18 days on the market and 113 active listings at the end of the month. Sales were down 18.7 per cent and active listings were up 82.3 per cent compared to April 2023.
Detached houses (↗) averaged $1.11 million, up 1.2 per cent or $13,666 month-over-month but down 3.2 per cent or $36,326 year-over-year. There were 30 detached house sales after an average of 13 days on the market and 26 active listings at the end of the month.
Semi-detached houses (↗) averaged $962,667, up 7 per cent or $62,667 month-over-month but down 0.2 per cent or $2,333 year-over-year. There were three semi-detached house sales after an average of 11 days on the market and no active listings at the end of the month.
Townhouse-style condos (↗) averaged $718,000, up 14.1 per cent or $88,750 month-over-month and up 3.1 per cent or $21,400 year-over-year. There were two townhouse-style condo sales after an average of 12 days on the market and 11 active listings at the end of the month.
Apartment-style condos (↘) averaged $573,865, down 1.4 per cent or $8,275 month-over-month and down 4.8 per cent or $29,100 year-over-year. There were 26 apartment-style condo sales after an average of 26 days on the market and 71 active listings at the end of the month.
Compared to April 2014, the average sale price for all houses and condos in Scarborough Centre has increased 126.7 per cent, including a $591,674 gain for detached houses, a $512,484 gain for semi-detached houses, a $480,300 gain for townhouse-style condos and a $322,067 gain for apartment-style condos.
Scarborough Lakeshore East
There were 64 home sales in April 2024 after an average of 18 days on the market and 81 active listings at the end of the month. Sales were up 18.5 per cent and active listings were up 30.6 per cent compared to April 2023.
Detached houses (↗) averaged $1.31 million, up 2.4 per cent or $30,156 month-over-month and up 0.6 per cent or $8,299 year-over-year. There were 35 detached house sales after an average of 16 days on the market and 49 active listings at the end of the month.

There were 33 home sales in April 2024 after an average of 15 days on the market and 107 active listings at the end of the month. Sales were down 35.3 per cent and active listings were up 42.7 per cent compared to April 2023.

Scarborough Northwest
There were 69 home sales in April 2024 after an average of 22 days on the market and 114 active listings at the end of the month. Sales were down 5.5 per cent and active listings were up 67.6 per cent compared to April 2023.
Detached houses (↘) averaged $1.32 million, down 5.1 per cent or $71,428 month-over-month and down 9.1 per cent or $132,382 year-over-year. There were 19 detached house sales after an average of 12 days on the market and 23 active listings at the end of the month.

There were 74 home sales in April 2024 after an average of 16 days on the market and 115 active listings at the end of the month. Sales were up 7.2 per cent and active listings were up 55.4 per cent compared to April 2023.
Detached houses (↗) averaged $1.16 million, up 0.7 per cent or $7,983 month-over-month but down 2.5 per cent or $30,048 year-over-year. There were 36 detached house sales after an average of 10 days on the market and 42 active listings at the end of the month.
